BANGALORE: Indian Green Building Council(IGBC), part of Confederation of Indian Industry (CII) has launched the first-of-its-kind rating system to address sustainability aspects in existing buildings.

The rating programme was launched during the Conference on Green Cities and Townships held in Mumbai on Thursday. This rating tool facilitates building owners and facility managers in implementation of green building strategies, measure their impacts and sustain the performance in the long run. Green Existing buildings can have tremendous benefits such as operational savings in energy and water consumption to a tune of 15-30%, enhanced air quality and health & higher satisfaction levels of occupants. The rating has begun to receive good response from the stakeholders right on the first day.

Projects amounting to 3.6 million sq.ft have already expressed their interest to participate in the pilot rating programme. C Shekar Reddy, President, CREDAI, during the launch, said, "CREDAI is committed to the Green building initiatives. Many of the CREDAI members are closely working with IGBC in constructing Green buildings. With increasing urbanisation, the requirement for affordable housing has become the need of hour. MoEF should also grant a single window NOCs to reduce the project cost for the builders.

"About the demographic situation of India, V Suresh, Chairman, Conference on Green Cities and Townships said, "India has added a population of about 20 crore within a decade i.e., two crore per annum. The population in 2001 was 101 crore which increased to 121 crore by 2011. The urban population has increased significantly. There were 5,000 cities in 2001 and the number grew to 7,300 cities by 2011. India needs integrated, self-sustainable large townships. As on date, more than 30 pilot townships across India are going green with IGBC's Green Township Rating programme."

Gurmit Singh Arora, Vice Chairman, IGBC-Mumbai Chapter said, "Green buildings make business sense and can be a profitable business. Creating the energy and water resources within the buildings improve the profitability for the sellers and buyers of the homes alike. It is time not to compromise with the ecological balance for economic growth and development.".

A booklet on 'Townships of India Going Green' and World Green Building Council's report on 'The Business Case for Green Building' was also released during the conference.\

Abstract
The lifecycle of a building usually results in significant amounts of energy and resource consumption as well as considerable environmental footprints. In almost every country, buildings are among the major sources of CO2 emissions, waste generation and water consumption. The concept of green buildings, which is based on the application of sustainability principles to building design, construction and management processes, is a recent response to reduce the overall impacts of buildings on natural environment. Although there has been important progress in development of the green buildings concept, implementation of it is not widespread yet. In both developed and developing countries, the greening of buildings has not taken place on a wider scale, owing to significant challenges. In this respect, further research is required to develop the conceptual and especially the practical underpinnings of green buildings.

In view of this background, the main purpose of this working paper is to understand the environmental benefits of green buildings as well as the opportunities and barriers regarding their promotion. In particular, based on a case study in Tokyo and Yokohama, this paper (a) discusses the most common green technologies and measures used in the Japanese building sector, (b) quantifies the major environmental benefits of the case study buildings, and (c)highlights the opportunities and barriers to promote the construction of green buildings in Japanese cities.

Environmentally friendly building materials must be used from 2013

The Ministry of Construction’s Circular on the usage of unbaked materials in construction projects is effective from 15 January, 2013.


According to the Circular, construction works invested by the State budget will have to use 100% unbaked materials. Constructions in urban areas of third-class or higher are now forced to use 100% unbaked building materials. Meanwhile, construction works of other sectors are required to use at least 50% unbaked materials from January 15 and all works will have to be subject to usage of 100% unbaked materials after 2015, Projects having nine floors or higher developed by any capital sources will have to use a minimum 30% of unbaked materials by 2015 and 50% afterwards.

The Circular is released under the Decision N. 567/QD-TTG of the Prime Minister on approval of unbaked building materials development program to 2020 in order to develop unbaked building materials production and use instead of using clay bricks. The non-baked material usage will save farmland contributing to national food security and protect environment and bring economic efficiency for the whole society.

HK Updates: 香港首座零碳建築「零碳天地」


「零碳天地」免費開放至月底

【新報訊】位於九龍灣的「零碳天地」是本港首座零碳排放的建築物,由環保建築材料建成,以太陽能板和生物柴油生產可再生能源,能源消耗平均減少四成,將於本星期六起至月底,免費開放給市民參觀。

再生能源減四成消耗位於九龍灣的「零碳天地」將於明年1月5日正式對外開放,佔地14,700平方米的「零碳天地」主要分為兩部份,分別是佔地1,400平方米的零碳建築,其餘的是公眾休憩綠化區。
而室內的建築部份,包括展覽和教育場地,綠色辦公室和綠色家居等,內裏會有光伏板和生物柴油,可生產可再生能源,能源消耗平均減少四成,達致零碳排放的效果。此外,場內亦會展示一些環保建築物料、通風的家居設計和節能電器等,市民亦可租用展覽館和會議室,舉行相關活動。

周六至月底免費入場至於室內的公眾休憩區,則是香港首個都市原生態森林,內裏有超過370棵樹,當中300棵是本地品種,設計亦模仿了大自然的樹林環境,有助減低熱島效應,夏天時有降溫的效果。
「零碳天地」每日會有3場導賞團,有興趣的市民,可由今日起,透過網上預約系統預約,成人入場費20元,學生10元。另外,室內展覽館亦在本月22日至30日期間,提供免費開放時段供市民參觀。

香港首座零碳建築「零碳天地」


「零碳」建築是指建築物產電量大於用量,香港首座零炭建築「零碳天地」(CIC Zero Carbon Building)位於九龍灣工業區,由建造業議會與發展局合作發展,金門建築承辦興建,造價2.4億達港元,包括一棟集綠色科技於一身的兩層高建築,以及環繞其四周的全港首個都市原生林景區,不僅達致零碳排,還有多餘電力回饋城市電力。
零碳天地如何省碳?
「零碳天地」採被動式建築設計,室內採用低速高流風扇,減少耗電又可保持涼快感;室外採錐狀和長形建築設計,減少太陽熱量吸收,屋頂北高南低,仰角21度,使太陽能板接受最多光照。屋簷向低處延伸,形成遮陽。墻面採用大塊的低輻射玻璃窗獲得自然透光,有效減少熱傳遞。
建築大致坐北朝南,迎風而立,利用從海面吹來的自然風為室內通風。設在室內地板上的送風口與室外的捕風口相連。自然風從捕風口進入,經過地底,再進入室內時已經比原本的溫度降低了5度。
而在被動建築設計無法滿足日常需求的時候,就需要主動技術調節。 「零碳天地」擁有一套智能建築管理系統,會依照分佈在建築內外的2800個探測器,掌握溫、濕度、光照及二氧化碳情況。當室內超過28度,系統就會命令地板上的送風口輸出冷氣。送風口安裝於地板上,冷氣可以直接吹向參觀者,而不用將整個空間吹冷,因此製冷溫度不用像一般冷氣的12至14度那麼低,只需達到16至18度就能達到同樣的效果。
為了徹底消滅碳足跡,「零碳天地」用太陽能、生物柴油自行發電。位於主建築地下一層的生物柴油發電裝置,提煉自食用廢油的百分百生物柴油。生物柴油通過特製設備發電,發電的餘熱被用來製冷,製冷後的餘熱再用來除濕,形成發電、製冷、制熱的三聯供。從而充分利用能源,能源利用率達70%,而傳統的發電廠發電只有約40%的能源利用率。
綠化設計 對抗熱島效應
項目的建築師為上任前的香港特別行政區政府環境局局長黃錦星,為了讓「零碳天地」更融入香港,設計師在主建築南面打造了香港首座原生林。模仿天然樹林環境,樹木高矮錯落,樹冠層互相滲透,而且樹木品種多樣化。
建築物樓高兩層,設有1層地庫;建築物室外栽種了135棵原生樹木,為社區帶來生氣,也能對抗熱島效應,樹林成熟後將提供城市氧氣與涼蔭,夏季時更可以降溫攝氏1至2度,減低附近建築物的溫度。樹林成熟後,每年可以吸收3,100公斤的二氧化碳,減低空氣污染。亦能夠構築樹林生態系統,為鳥類昆蟲提供食物和庇護。
香港的綠​​色建築環保評核體系雖然早在1995年就已推出,但建築物的用電量仍佔香港總用電量的九成。建造業議會希望,從「零碳天地」開始,向市民傳遞綠色建築生活的正能量。

SPEAKERS BIOS



Dr Rüdiger Kratzenberg is the Head of the Building & Construction Industry Directorate of Germany’s Federal Ministry of Transport, Building and Urban Development. He oversees a diverse portfolio covering civil engineering, architecture, building research, energy performance of buildings, and building law. Dr Kratzenberg has qualifications in law from the Friedrich Alexander University in Erlangen-Nuremberg and has held several senior posts in state and federal German governments relating to urban development.
Mr Benny Chow is an award winning sustainable design expert with worldwide project experience and a LEED AP (USGBC), BEAM Professional (HKGBC), Accrediated Professional (China Green Building Council), and a qualified ISO 14001 (Environmental Management Standard) Lead Auditor. As the Director of Sustainability at Aedas Hong Kong, Benny brings with him 15 years of experience in Sustainable Design specializing in computer modeling and analysis, urban wind environment, solar heat gain calculations, global daylight illumination simulation, building energy modeling, and air ventilation assessment using Computational Fluid Dynamics, which he has put to use in over 100 projects. Benny holds research and teaching appointments at the Chinese Univeristy of Hong Kong and the Univeristy of Hong Kong.
Dr. -Ing. Manfred Norbert Fisch is Full Professor and Director at the Institute for Energy Design, Building Services and Solar Technology (IGS) at the Architecture Department at Technical University (TU) Brunswick. In 1997 Dr. Fisch became CEO of EGS-plan, Stuttgart; CEO of Energy Design Brunswick and CEO of Energy Design Asia, Stuttgart, Shanghai, UAE. He currently holds these positions while also serving as the Dean of the Architecture Department at TU Brunswick. Dr. Fisch has published over 100 papers on solar energy, rational use of energy and energy efficient office buildings. Dr. Fisch has a Ph.D. from University of Stuttgart’s Faculty of Mechanical Engineering.
Dr Guiyi Li is Director of the Zero Carbon Building Project within the Secretariat of the Construction Industry Council (CIC), responsible for the CIC’s research programme. He is an environmental specialist with 25 years of international experience in research, consultancy and management. Dr Li is a Chartered Engineer, a Fellow of Chartered Institution of Water and Environmental Management (CIWEM) and a past chairman of CIWEM Hong Kong Branch.
Mr Guenter Strauss is the Executive Director China for Schueco, a leading system supplier for building envelopes, windows and doors, skylights, conservatories, solar thermal, photovoltaic and BIPV technology. Before joining Shueco in 1994 he worked at Rehau AG from 1987-1994. Mr. Strauss graduated for the University of Munich with a degree in economics.
Ms Agnes Ng is the Chair of the Hong Kong BEAM Society and has more than 25 years of working experience in Hong Kong, Mainland China and Asia. She works as a consultant to developers and is actively involved in public and volunteer services to various NGOs and Committees in addition to being a part-time lecturer at the University of Hong Kong and Chu Hoi College. Agnes has been the Director of Hong Kong Green Building Council; the founding Chairman of Hong Kong Architecture Centre; and fellow member of Hong Kong Institute of Architecture (HKIA). She previously had seniro roles in Aedas, and the Urban Renewal Authority in Hong Kong. Agnes is a registered architect in Hong Kong, and and the PRC.
Professor Dipl. -Ing. Ingo Lütkemeyer, Architect BDA is the Head of the School of Architecture Bremen, Managing Partner of IBUS Architects and Engineers, Professor for Architectural Design, Construction and building services at Bremen University of Applied Sciences, and was appointed to the German Association of Architects BDA in 2003. He has written extensively on sustainable architecture and energy conscious design, and has designed numerous sustainable building projects including a Plus Energy school and a Passive House sports hall. He has won numerous design competition awards and was the recipient of the Climate Protection Award Bremen in 2009.
Mr Paul Rode led the team responsible for the recent energy efficiency retrofit of the iconic Empire State Building in New York City, in his role as Project Executive at Johnson Controls. Based in New York City, he leads a team of engineers and project managers applying innovative techniques to develop retrofit strategies that yield deep energy savings, and managing the implementation of energy savings projects through performance contracting. Prior to joining Johnson Controls Mr Rode worked for EUA Cogenex as an engineer developing solutions paid from savings energy projects for a variety of industrial and commercial customers. Mr. Rode is Professional Engineer with a BE degree in Chemical Engineering, and has contributed to trade publications, and governmental energy policy.

Abstract

It is widely known that a significant percentage of energy is used in the buildings that we live and work in. What is the correct amount of energy that should be used? How deep can energy savings take a building, is 5%, 10% or 50% energy savings possible? Is Net Zero possible and profitable? The program will cover the introduction of a energy retrofit business model, that includes a high level description of the most common technologies used, preparation of a business case, and real examples from some of New York's largest office towers and its airports. We will cover deep energy retrofits in existing buildings and the classic design pathway of load reduction, energy efficiency, behavior modification and renewable power production in the context of cities and buildings in particular. We will look at what is done to reduce energy use in a building in an appropriate and profitable way. How the business of energy retrofits is put together and how small and large companies, building owners, and tenants can benefits from this industry. All examples will be drawn from real examples of work being done by Johnson Controls in New York City.

About the Speaker:

Mr. Rode is a Project Executive for the Solutions Division of the Building Efficiency unit of Johnson Controls where he is responsible for working with Johnson's commercial clients to develop and deliver an array of energy services. Based in New York City, and covering a national footprint he leads a team of engineers, and project managers applying innovative techniques to develop retrofit strategies that yield deep energy savings, and managing the implementation of energy savings projects through performance contracting. The projects typically include retro commissioning, energy savings guarantees, smart building technologies, lighting, distributed generation, and operational studies.
He has been with Johnson Controls for 16 years and has held the positions of Senior Project Manager, Performance Contracting Team Leader, Account Executive, and Business Development Director. Recently he led the Johnson Controls team responsible for the energy efficiency retrofit of the Empire State Building.

Prior to joining Johnson Controls Mr. Rode worked for EUA Cogenex as an engineer developing  paid from savings energy projects for a variety of industrial and commercial customers.
Mr. Rode has spent 10 years on foreign project management assignments involving the construction of generation / cogeneration stations in Zimbabwe, South Africa, Brazil, Russia (Soviet Union at the time), and Saudi Arabia.

Mr. Rode is Professional Engineer with a BE degree in Chemical Engineering, has contributed to trade publications, and governmental energy policy.

Seminar on “Less Than Zero? The Future for Buildings & Carbon Emissions” on 1 NOV

Developments in sustainable building are moving fast. Practices and terminologies that represented the cutting edge in green buildings just a few years ago are now the norm or even surpassed. The quest for “low emissions buildings” may become outdated, if a movement towards buildings with zero emissions gains ground. With its commitment to dramatically reduce carbon emissions and to change its energy mix over the next decade, Germany is experimenting with an even more ambitious concept – “Energy Plus” – buildings that create more energy than they consume.

Keynote address: Buildings as Power Plants
Dr Rüdiger Kratzenberg, Head of the Building & Construction Industry Directorate of Germany’s Federal Ministry of Transport, Building and Urban Development. Dr Kratzenberg is currently overseeing an experimental project in Berlin to design an Energy Plus family home, with the surplus energy earmarked for charging an electric vehicle. He will talk about this and other strategies in Germany for emission reductions in buildings.
